It is necessary to sign a rental contract, and all documents must be translated into Serbian for you to set up a company. The procedure is further simplified by the possibility of completing it remotely. This way, you don’t need to be physically present in Serbia during the initial phase.
    • Investing in Real Estate: Serbia’s residency by investment program allows for real estate purchases as a pathway to residency. Investors may choose properties ranging from EUR 10,000 to EUR several million without any imposed investment minimum. The process typically spans one to two months and may necessitate one or two short visits to Serbia, each lasting no more than 14 days. Upon purchasing property, investors incur additional costs, including a 2.5% ownership transfer tax (usually the seller’s responsibility, but negotiable) and up to a 3% commission for real estate agents. The signing of the contract must be overseen by a Serbian notary. To apply for residency under either investment option, investors are required to open a Serbian bank account and deposit roughly EUR 1,500 as proof of self-sufficiency. Appointing a local director will expedite the account opening. While specific documentation requirements vary per applicant, once submitted, residency is typically granted within 6 weeks.
